Plans for the tallest tower in Fortitude Valley have been published as the block of land comes up for sale.

Construction on the site has not been approved, but an architect has put together the design to promote the listing of 70-82 Wickham Street ahead of a possible height-limit increase in the suburb.

The block is presently occupied by a well-worn two-storey building called Metro Central, with several tenants including retail stores and Brisbane’s Anarchist Communist Federation headquarters.

Directly opposite Centenary Park, it covers 2416 square metres and has access to Warren Street, Barry Street and Wickham Street.

Seller Colliers said the block was prime for residential redevelopment, and architect Cottee Parker designed plans for a 40-storey tower with more than 350 apartments.

If such a tower was built, it would likely be the tallest in the suburb – a title presently held by the 30-storey No. 1 Fortitude Valley – and have views of the CBD, Botanic Gardens and Brisbane River.

It would also be nearby schools including All Hallows and Brisbane Central State School.

Late last year, Brisbane City Council announced it planned to update its city plan to allow taller buildings in the Valley, as part of a wider push to increase housing supply with new apartments.

Just over 11,000 people live in the suburb.

“Fortitude Valley is already close to transport, jobs and entertainment, and with major Brisbane 2032 venues nearby, it’s the right place to welcome more people to live near where they work and play,” Lord Mayor Adrian Schrinner said in November.

“This new plan will unlock new housing, boost entertainment options and further activate one of our most vibrant inner-city precincts.”

The 70-82 Wickham Street block is being sold via an expressions of interest campaign closing on March 19.
