New towers with hundreds of small apartments for “co-living” are planned in Fortitude Valley.

The development fronting 26 Constance Street would comprise 312 one-bedroom units across two buildings up to 15 storeys tall.

A communal kitchen, shared outdoor area, garden, rooftop pool and games room are planned on the rooftops.

The apartments each include a private living area, kitchenette and bathroom, and would be used for “co-living” accommodation including rooming, according to the documents lodged with Brisbane City Council.

Shared laundry facilities would be provided at ground level.

“The proposed development makes efficient use of an underutilised part of the Fortitude Valley and provides much-needed housing supply and accommodation options in this prominent location,” the development application says.

The block covers just more than 1500 square metres. It is directly opposite the BMW dealership, and is about a 250-metre walk to The Wickham pub.

No on-site parking would be available, and modelling shows parts of the block can be susceptible to flooding.

Arklife has previously released plans to construct a 31 story build-to-rent development nearby on Constance Street, with 327 units and retail and office space.

There are multiple other planned housing developments nearby in Fortitude Valley, which has boomed as an apartment hotspot.

A development application for two built to rent towers directly over The Zoo music venue was lodged with Brisbane City Council in 2023.
